Managing Borrower Documents & Automated Audits via Doc Analysis and Sidekick

Using Doc Analysis & Upload History alongside the Sidekick Document Audit Summary, loan officers and processors can track uploaded borrower files, automatically detect discrepancies, and issue Letters of Explanation (LOE) with a single click.

 

1. Automatic File Renaming (DocAgent)

Files uploaded by borrowers or third parties often carry unclear default names. The DocAgent feature automatically renames uploaded files into standardized, descriptive formats examples include:

  • Document Type
  • Financial Institution / Employer Name
  • Account Identifier (e.g., Last 4 digits)
  • Borrower Name & Statement Date Range

2. File Location Tracking & Audit History

If a document is uploaded but missing from its expected eFolder category, use the audit view to identify its exact path:

  • The audit trail details where the borrower uploaded the document and its current eFolder location (e.g., a W-2 misplaced into a "Paystubs" folder).

3. Transaction Flags (Deposits & Withdrawals)

Opening an individual document detail view automatically highlights transaction anomalies that underwriters typically audit:

  • Large Deposits & App Transfers: Flags transactions from Cash App, Venmo, PayPal, and Zelle.
  • Buy Now, Pay Later (BNPL) & Recurring Withdrawals: Flags payments to services like Klarna, Affirm, or Sezzle, which may represent undisclosed liabilities not captured on a credit report.

    Requesting a Letter of Explanation (LOE)

    When Sidekick detects discrepancies—such as an address mismatch between a Driver’s License and the 1003 or an employer name variation on a W-2—you can request clarification directly:

    1. Locate the flagged item under Data Extracted from Uploaded Documents.
    2. Click + Add LOE next to the flagged discrepancy group.
    3. Review the auto-generated request modal containing the extracted variances.
    4. (Optional) Edit the instructions text for custom messaging or toggle recipient borrowers.
    5. Click Create Request.

    Once generated, the task instantly populates on the Borrower Needs List portal dashboard. When borrowers log in, they complete standard two-factor authentication and are presented with the itemized discrepancy list to submit their formal explanation.

    The automated document analysis and audit capabilities shown in this video are not limited strictly to bank statements, W-2s, or driver's licenses. The AI engine is designed to parse and analyze any supporting loan documentation—including Purchase Contracts/Sales Contracts, tax documents, and legal disclosures—extracting key data related to subject properties and transaction participants to surface potential underwriting risks automatically.
